Shade, damp, and why we check the slab first
A slab under a tree canopy behaves differently from one in open sun. It stays cooler, it holds moisture longer after rain, and in the enclosed, poorly ventilated corner of a garage that moisture has nowhere convenient to go. Moisture moving up through concrete is one of the most common reasons a coating releases — not because the product was cheap, but because it was sealing in water. That's why the slab gets checked before we commit to a system rather than after.
The staining is the less serious half. Leaf litter, mildew and the tannin marks you get under pines are cosmetic, and they come off in the diamond grind along with the top layer of the concrete. What people often assume is permanent damage is usually just the surface.
Fifty years of slabs in one town
Villages here were developed in sequence, and it shows in the concrete. An original Grogan's Mill or Panther Creek garage is approaching half a century old — expect settlement cracks, worn control joints, and a decent chance of an old coating that needs removing. A Creekside Park or newer Sterling Ridge slab is a different conversation entirely, closer to the new-build prep we do out in Cypress.
